Gibsons Restaurant Group's long-anticipated Nashville debut will include a fresh seafood and raw bar program at the heart of its new 414 Union Street concept, giving the Chicago steakhouse institution a major Southern footprint and expanding its seafood service well beyond its Midwest base.

TC Investment Holdings announced the signed lease this week, confirming the Gibsons concept will occupy the ground-floor anchor of the historic 414 Union Building in downtown Nashville. The restaurant is targeting a spring 2028 opening and is projected to create more than 150 jobs.

The Seafood Program

The Nashville location will feature fresh seafood and raw bar selections as a core menu pillar — consistent with the format that has distinguished Gibsons' Chicago flagships and its Hugo's Frog Bar & Fish House concepts. Raw bar programs at high-volume steakhouses of this tier typically anchor oyster service, shellfish towers, chilled shrimp, and seasonal crudo alongside the beef program. For Nashville's foodservice market, which has historically underserved the white-tablecloth raw bar segment relative to coastal metros, the Gibsons arrival represents a meaningful upgrade in fresh shellfish availability and throughput at the fine-dining tier.

Gibsons Restaurant Group, which operates several high-grossing independents including Hugo's Frog Bar & Fish House, has built a parallel reputation in seafood hospitality alongside its Prime Angus beef program. The group launched an online retail shop in 2020 selling steaks, chops, and seafood nationwide, signaling its intent to treat seafood as a brand-defining category rather than a secondary offering.

Nashville Market Context

Steve Lombardo, Chief Executive Officer of Gibsons Restaurant Group, noted the group had scouted Nashville for several years before committing to 414 Union Street. "We found the perfect combination of history, character, and location," Lombardo said. "We can't wait to bring the Gibsons experience to Music City."

Nashville's dining scene has expanded sharply over the past decade, but fine-dining raw bar operators with the sourcing scale and supply-chain relationships to sustain consistent shellfish quality — oysters, crab, live lobster — remain limited. Gibsons' entry, backed by a group that consistently ranks among the top 100 highest-grossing independents in the country according to Restaurant Business, signals that operators with established cold-chain and seafood procurement infrastructure are now viewing the Southeast as a viable high-volume market for premium shellfish programs.

In 2025, Gibsons was ranked among the World's 101 Best Steak Restaurants, and the brand holds Wine Spectator recognition for its wine program. Its Bazaar Meat partnership with José Andrés Group in Chicago further underscores the group's ambition in experiential, protein-forward dining that treats seafood as integral to the concept rather than incidental.

The 414 Union project is framed by TC Investment Holdings as the first anchor step in converting the historic office tower into a mixed-use live/work/dine/shop destination. Joe Field, President of Real Estate Development and Partner at TC Investment Holdings, called the Gibsons signing "a transformational step in the continued revitalization" of the property. For the seafood supply chain, a high-volume white-tablecloth operator of this profile entering a Sun Belt market of Nashville's size represents a durable new demand point for premium shellfish and fresh fish procurement.
